Am I required to make my property available to Section 8?
Yes, as of 2013 income from housing assistance programs was officially included as a protected source of income. -
Are you licensed?
Yes, TITAN has been a licensed Property Management company since 2014. -
Can I reach you after hours?
Unless it’s in reference to an ongoing maintenance situation, TITAN’s office hours are Monday - Thursday 9am-5pm Friday 9am - 1pm. Tenants however have access to an emergency maintenance line when needed. -
Can you put the money directly into my account?
Yes, autopayments are free to owners and tenants through our management software. -
Do I get to see the lease or sign it?
Yes, you will have access to all leasing documents, financials and maintenance requests. You will not need to sign leases or notices. -
Do you sell real estate too?
No, TITAN dedicates all of our time to property management. We do, however, have excellent referrals to qualified realtors. -
How and when do I get my funds?
Titan processes owners draws on the 20th of the month. -
How is rent collection handled?
Most tenants pay their rent through our management software, those that prefer not to mail rent or drop it off at one of our two locations. -
How long of a lease do you sign?
Under normal circumstances tenants will sign a one year lease at the beginning of their tenancy. After that year a market comparison will be completed and an offer for another 1 year lease or month to month lease will be sent to tenants. The amount of rent increase will be determined by current market rent and tenants performance during the previous year. -
How much security deposit do you charge the tenant?
Our normal requirement is equal to one month's rent. -
How soon can you start managing my property?
It can take as little as 2 days for the complete onboarding process. -
What type of properties do you manage?
We manage Single family homes all the way up to multiplex apartment complexes. -
What type of reports do I get and how often?
You will receive monthly statements as well as year end reports. You also have the ability to log into the owners portal and pull any report you want for any time frame at any time 24/7. -
Who holds the tenant security deposit?
Titan holds security deposits and prepaid rents in a Tenants’ Security Deposit Trust Account at Northwest Bank.
